The villa is situated in a residential area in the hills above Cannes in an area called Super Cannes. It has wonderful views of the surrounding hills and mountains and yet is only five minutes drive to the sea.
There is easy access to local shops, restaurants and bars which are approximately two minutes drive away. The drive down into the centre of Cannes and the Croisette is less than 10 minutes.
There are several fantastic golf courses all within 10/15 minutes drive away.
Monaco is approximately 45 minutes drive away by car, Antibes is just 10 minutes.
In the other direction, San Rafael, Frejus, St Tropez and Port Grimaud, are all within a short drive.
The first floor comprises of the master bedroom with air conditioning, en-suite and has access to its own private sun terrace.
The lower floor comprises of the living area, kitchen and a further three bedrooms, one of which has air-conditioning.
Each bedroom has individual access via french doors to the gardens.
On this floor there is also another bathroom with WC and a shower room with WC.
The kitchen is new with all modern appliances including a dishwasher, a large fridge freezer, a microwave, a combination oven, a conventional oven and hob.
There is even an espresso maker and a juicer.
The spacious living room with open log fireplace has comfortable seating for eight with TV, hi-fi and DVD, there is also a dining table that seats eight.
A family barbecue area with large dining table is accessed via the kitchen.
There is also a separate wash room area with washing machine and tumble dryer.
The villa has been completely redecorated and is maintained to the highest standards. Comprising of a mixture of modern and antique furnishings.
The bathrooms are all new with luxury fixtures and fittings including thermostatic showers.
The gardens are terraced with well established plants, shrubs and trees, comprising of a multitude of colours throughout the seasons.
Around the pool there is a large terraced area boasting eight luxury sun-loungers, parasols, dining table and chairs.
The fully tiled swimming pool is accessed via steps at one end suitable for children and leads into a depth of 2 metres (overall size 15m x 5m).
There is also private secure parking for 4 cars on the driveway
